Preliminary town equalization rates released
NORWICH – The Chenango County Real Property Tax Services Department shared projected equalization rates last week for local municipalities.
The figures are based on towns’ tentative assessment rolls and may be used for school budgeting purposes. Shown below across a three-year period, the rates are used by the New York State Tax Services department to determine each town and the City of Norwich’s county and school tax rate. They are based on a combination of town’s assessors property value data and actual property sales that occurred across the state during a specified period.
The rates for 2012 were based on sales from June 1, 2010 through June 30, 2011.

Reassessing properties to bring equalization rates up to 100 percent across the board, as the towns of Bainbridge, Columbus, Coventry, Greene, Guilford and New Berlin have done, does not automatically result in higher taxes and does not determine the town or city’s tax rate itself. Equalization rates only come into play when determining county and school taxes: the higher the equalization rate, the lower the state sets the property taxes per 1,000 acres that is needed to afford county and school budgets.
